WIFI for 1000 Fiber Horrific

So, 3000 sq foot house. PACE modem upstairs office. Speed test to PC (hardwire) is like 700-800, no issue.

Wifi in office is 145 up, 188 down on Iphone 8 speedtest via Ookla

wifi in upstairs master 1.49 up, 85 down.

Wifi downstairs tv family room 119 up, 36 down

And we have two Air Ties from AT&T, one master bedroom, one in family room.

Coaxial to all TV's, not Ethernet.

Wifi to iphones stinks in house, can watch websites trying to load via wifi and then if i disconnect from wifi to LTE, they load asap.

Cannot fathom why my condition should be horrible when a buddy has TWC 100 plan, and has security cameras, X Box live teen, and works from home with no issues and other users using wifi.

AT&T replaced the PACE and the ONT in last few weeks but Wifi has always sucked.

thoughts? Is this the norm or should i look to cancel?

Tech came out. Renamed the 5ghz so modem will not auto assign devices, i can now do that. Speed improved as tested with Ookla on Iphone 8. Still not super speeds that I feel  I am paying like $70 for monthly. Alternatives I am looking at, The router is the PACE. Ran a diagnostic after renamed 5ghz, and a channel diagnostic as well. Just would expect more with 2 air ties, even though they only boost 1/2 of the signal they receive, so that is incremental at best. Wonder if better Wifi boosters than the one AT&T advocates, sells.
