how to best prepare new construction for AT&T fiber

I am in the planning stages for a new construction single-family home in the 94002 zipcode. AT&T fiber is available on the poles and addresses up and down the street show AT&T multi-gig service available. For aesthetic reasons, I'd like no visible wires from the house to the road. The house will have a "server room" for IT/IOT type of gear and I'd like fiber to come into that closet.

What's the best way to prepare the build for AT&T fiber?

Should I lay a conduit from the IT closet to the pole with a mule tape in it? Which pole should it go to, the same as electricals? 

Can/should I lay a conduit with my fiber already in it?

If it's on the poles, despite electrical service coming underground, the fiber has to come directly from the pole?

I actually don't know if it's on the poles or underground, I just now that AT&T service availability check shows multi-gig available at addresses up and down the street. How to determine if it's on the poles or underground? Is there a way to speak with an installer in the area to find out what's the best plan?

Look on the poles for fiber terminals placement 

Can be optic shealth like angled fingers pointing down or pushlok

or ground level for pedestals, handhold or flower pots

or check with neighbors to see how there install was performed

Generally if aerial terminal expectations is aerial drop to the house, if local connections underground expect service is be provided by burial.

I will look at the poles and check with neighbors but on the off chance it is underground, what should I do to prepare for it? Can I bury a dedicated conduit for it with a string or the burial has to be done by installers?
