When I do speedtests in Arvada while on LTE, I only pull down around 2-3 mbps... When I am on HSPA+ I get anywhere from 6-8 mbps.. Whats up at&t...

Not sure, is that consistent?
There could be more folks on the network in Arvada or something else in your environment that is knocking the speed down.
I don't see any issues in that area.

It's located usually at the tower near Marshall and 56 ave, Arvada. Any LTE data I can pull down its always less than 4 mbps.
Also, when are the towers near Quaker and W 64 ave getting upgraded?

I'm really furious right now, and Ill do my best to minimize the pain for you although today was just embarrassing...
I wanted to watch some NHL on my phone. I pay for a NHL subscription, and I am not throttled right now. I got on the app, and started to steam the game... Buffering..Buffering..Loading.. 4 bars LTE.... Loading..Loading.... Nothing... *restart*.... Same thing... Sad.
Turned on my CLEAR (Sprint's wimax) hotspot and BAM HD 1080p video! It was amazing. I don't know why I have such a .... Horrible carrier if you have LTE coverage that can't deliver... I mean wow.. you got beat by WIMAX!
AT&T once again you have failed me. I've complained about this for over a month now. Numerous calls, numerous tech issues with the LTE network in Arvada, CO. T-mobile HSPA network gets TRUE UNLIMITED data and 10mbps down on average here... Embarrassing...

I have the exact same problem here in Orange County, CA and in Los Angeles, CA.
I have talked with at least 5 AT&T repersentatives. yet they do NOTHING to help. They just submit tickets and email me saying they are resolved when they are not. I get horrible speeds with 4G LTE. Look at my speeds!!! SO horrible!

WOW! I thought I had it bad.. I get around 2 mbps down at times and spikes up to 4mbps... It still couldn't stream my NHL game with 800kbps streaming mode. It was embarassing..

Yeah man, my speeds are horrible! However, AT&T is not doing a thing about it. They keep sending me in circles and telling me to "turn my phone off and turn it back on". This is so horrible. I have factory reset my phone. There is nothing I can do and nothing AT&T would do to help me.
Very poor customer service. Very disatisfied.

Funny how you mention that ( again ) I'm on the phone with att right now.. 1 hr and counting.. Restart your phone.. etc etc nothing. Here is a map I did a few days ago. Actual coverage (on the right) vs what I "should" have with LTE coverage. The grey areas are driven roads where there is NO lte and the purple is where my phone got LTE...
The app I use is called Sensorly. Its real proof.. And Yes I know it says "Att mobility 4G" its really LTE, there is another option for 3G for HSPA+.

4G is really HSPA+
LTE is actually 4G
3.5G = 4G = HSPA+
4G LTE = LTE
When I was on 4G with my old phone on AT&T I got around 10mbps! With a newer phone on LTE I don't even get a fraction of that speed.

So I called AT&T and they put in a ticket and a new rep called me 3 days later... Apparently they got the whole question wrong. They thought I was talking about having NO data what so ever... I explained that its about LTE coverage, and that the coverage map says I should be covered...
"The map is more of an estimate..."
-So you're saying the map says the entire city has LTE coverage, but in reality its only about 25%?
Thats how far I got.... Then I told her I switched to T-Mobile... (AND OH MY GOD FAST SPEEDS!!!) she said ok. She didn't sound happy.
